When I first set up my Airbnb I found a similar list, but soon realized that some of the items I purchased were unnecessary and a waste of money, plus I was missing some critical items as well (like wine bottle opener!!!). I was so embarrassed when about 40 minutes into my first guest’s stay I got an Airbnb message from him saying “surely, this well stocked kitchen HAS a wine bottle opener?” Believe me, not having a wine bottle opener is not like me…

Security & Smart Technology Items: The most important investments are those that make it easier for you to seamlessly manage your Airbnb and that ensure the security of your property. The smart door lock is by far the most important item as it makes guest check ins/outs a breeze which helps you with reviews/earning superhost status. Also, have you ever stayed at an Airbnb where it was difficult to get in? People will not forget a bad check in experience, it is a first impression after all.

Master Bedroom: These are the exact items I used in our Airbnb master. There are a lot of posts out there about what sheets/bedding to use. I definitely would recommend sticking with white sheets (I use the Utopia brand) because they are inexpensive and comfortable, and white can be bleached and properly cleaned. Also noteworthy: mattresses are another big investment, but important to get right especially if you plan to allow longer term guests to stay. People can stand a night or two on an uncomfortable mattress, but not 7+. I also recommend delighting your guests with side table lamps with USB ports for easy phone charging. Lastly, if you have guests that will be visiting for work related reasons, an iron and ironing board is important as well.

Bathroom: One item that I recommend splurging on, which is certainly not a necessity but is great to help you get to that superhost status is toiletries. Providing toiletries for each guest is a gesture that sets your Airbnb apart from the rest. As a first time host, it is a relatively inexpensive way to get some great reviews!
